December 2024 Property transactions in Charlottesville: UVA Foundation buys another bank property on Ivy Road
An anecdotal look at property transactions from the final month of the last year
Each month, I write up this a summary of property transactions in Charlottesville because I want to understand what’s happening and I figure other people might like to know as well. Thanks to paid subscribers, I’ve been able to put together a routine that includes this research. This is a rare post that goes out to paying subscribers first. Then it will be posted to Information Charlottesville along with the other 47 installments.
I’m more than a bit behind on this as it’s been quite busy. Today I decided to finish up this post rather than do a regular newsletter. There’s a lot for me to catch up on, but I didn’t want this to get too far behind. I’m a lot busier now than I was in March 2020!
For December 2024, I am able to introduce how sales prices are above the 2025 assessments compared to previous years. As reported in late January, values are up 7.74 percent for 2025.
I go back to 2020 as a baseline because I’ve been doing this work since that year and this time around I’m going to list the difference between the 2020 assessment and the one for this year.
I’m also making an attempt to post the difference in tax payments for that property from 2020 to 2025. These are all mostly in the second half of the summary, but most increases have been fairly steep.
As always, I don’t intend to draw trends or make any claims. This is an outcome of my basic research. Please point out any errors and please ask any questions.
